The Chinese housing market, which is crucial to China’s economy, suffers from flat demand during its recovery from the damage caused by COVID-19, calling for studies on potential driving forces of housing sales in addition to fundamental economic factors and policy changes. This research studies the impact of urban environmental amenities on the sales of different types of real estate properties in China. Focusing on green spaces and water quality, four fixed effects regressions are conducted with panel data from 35 large and medium-sized Chinese cities from 2009 to 2019. I found the negative impact of water pollution on the sales of residential housing and offices, while the green areas in parks decrease the sales of high-class residential housing in China. The results indicate the substitute effect between the public green areas and amenities brought by private areas in high-class residential housing, and the general citizens’ concerns about the water quality.
