| This project aims to analyze housing bubble in Suzhou’s housing market and examine the relevant housing policies adopted by Suzhou government. After conducting a literature review about the measurement of the housing bubble, this paper measures the degree of Suzhou’s housing bubble by analyzing the Statistical yearbook of Suzhou based on the price-rent ratio and price-income ratio approaches. Policy evaluation is another important part for this paper, given the fact that the development of the housing market is directly influenced by housing policies adopted by the local government. Housing policies adopted by the Suzhou government to tackle the issues related to housing bubble include the general housing price control policy and buying restriction. This paper analyzes and evaluates the general effects of these policies and analyze the reasons why there is a bounce back in the price-rent ratio and price-income ratio when strict housing polices have been adopted. |
